Inspection: Before taking on your home as one of our properties, we evaluate the property for safety and security.
Find a tenant: Don’t want to show the home but still want to manage it yourself?
We will advertise & show the property until a qualified tenant is found.
Screen the Tenant: A comprehensive credit, employment, and background reference check.
Prepare the Lease: We can use your lease or ours. We can also suggest lease items you may not have thought about to protect your assets.
Leasing Fee: When Arlington OrangeLine Realty manages your home, the fee for finding a new tenant(s) is 75% of one full month's rent. This fee covers the initial inspection, photos, advertising, tenant screening, lease & any other outside agent fees.
Manage your Home: Take maintenance and emergency calls. Collect rent and deposit it into your account. Periodic inspections and provide you with the results. At the end of the year, a financial summary is provided for easy tax preparation.
Arlington OrangeLine Realty charges 8% of the monthly rent with a cap based on the number of bedrooms.

- bedrooms cap at $200 per month
- bedrooms cap at $250 per month
- bedrooms cap at $300 per month
As an example, a one bedroom rented at $2000 would have a management fee of $150, not $160. The same rented for $1500 would have a fee of $120.
